House extension and enlargement

House extension and enlargement

The LOFT collection is characterised by its flat ceiling interior finish. This enlargement, offering a generous volume and straight lines like the rooms in your house, is a real alternative to the traditional ‘solid’ extension. The Loft, designed by AKENA, is the extension that combines the thermal performance of a house, the light and elegance of a conservatory, and contemporary design.

In addition, designed to be in line with the latest energy saving approaches, the roof of the LOFT extension is ultra-insulating, composed of multiple layers of insulating materials: insulating panel, glass wool, OSB. With an R-value close to 8, the energy and sound performance is considerably improved to meet the RT2012 standards.

The LOFT offers great freedom in design, with, for example, the integration of skylights in the roof, thus providing natural lighting for your new space while preserving the brightness of the adjoining room. The integrated lighting will take over so that you can use your extension in the evening. The LOFT extension allows you to reorganise your space and install the centrepiece of your home: kitchen, living room, dining room, etc.

The TRENDY model

The LOFT TRENDY extension offers additional living space characterised by its large volume and large glazed doors that draw your gaze outwards. Built on the same model as the DUNE range, the Loft TRENDY habitable extension has no front protection to allow plenty of light and a view of the garden.

Characterised by the finesse of its powder-coated aluminium structure with total thermal break, the TRENDY roof is combined with AEV-certified joinery and 70 mm NF-standard profiles to achieve very good thermal comfort.

The LOFT TRENDY extension becomes a bright room where freedom of movement and functionality reign supreme. Its flat ceiling, with a choice of an interior finish in white insulating panel and integrated lighting or in plasterboard, perfectly extends your home with a resolutely contemporary style. Customise your TRENDY extension thanks to the infinite range of colours, finishing cornice, glazing decorations, aluminium base cladding, etc.

The COSY model

The LOFT COSY extension incorporates front protection in its structure, namely electric roller shutters or adjustable sunbreakers. Like the COCOON range, you create a habitable extension that you can heat so you can enjoy it all year round. The motorised roller shutters will secure the extension and your house, while reinforcing the thermal insulation. The motorised adjustable sunbreakers will provide sun protection. Combined with reinforced insulating glazing and an ultra-insulating roof, your Loft extension will live up to its name: a cosy and comfortable space!

With a powder-coated aluminium structure with total thermal break, the COSY roof is combined with AEV-certified joinery and 70 mm NF-standard profiles for excellent thermal performance. The LOFT COSY also has a flat ceiling with the same finishes and options as the Trendy model.

  • Different levels of interior insulation with an R-value of 5 to 8
  • The optional choice of a skylight equipped with Sageglass®, the variable-tint double glazing designed by Saint-Gobain for AKENA.

The thermal performance of its flat ceiling

On the TRENDY and COSY models, the roof is made up of a quadruple skin, comprising a 66 mm thick external insulating panel, air, glass wool and a 55 mm internal insulating panel, with an R coefficient close to 8. The higher the value, the better the thermal performance.

On the LOFT A+ model, the roof is made up of a single insulating panel cut ‘at an angle’ from 76 to 211 mm, with an integrated slope of 3%, and an EPDM membrane that covers the roof and ensures a perfect seal with the gutter. Depending on the depth, the coefficient varies between 5 and 8.26.

For your extension, AKENA has brought together the best materials to provide a comfortable and cosy space all year round.

The definition of the home extension

Want to expand your living space without leaving your neighbourhood? A house extension is the ideal solution. AKENA offers you tailor-made solutions to create additional, bright and functional space. Whether you want a contemporary loft style with large glazed doors or a more traditional ambience, our extensions can be adapted to suit all tastes and projects. By opting for an extension, you gain in comfort, light and property value.

What is the LOFT spirit by AKENA?

The LOFT spirit by AKENA is the large volume extension par excellence with the search for space, fluidity and clean lines to promote the entry of natural light while creating a pleasant climate. The emphasis is therefore on large glazed doors, high ceilings with elongated aluminium joinery, and the thermal performance of the roof and glazing. The resulting space is bright and uncluttered, creating a sense of openness.

In terms of decoration, open up the interior design magazines and flick through them to find inspiration and current trends to fit out your new extension. Also, opt for an urban or industrial look to extend the loft effect, with light colours and aged oak-effect parquet flooring, for example. Or perhaps you prefer a more retro chic or vintage look with repurposed objects, a delightful mix of pastel paints and cement tiles, all accessorised with Scandinavian-style furniture. The main thing is to create a space where you can really enjoy living in your home!

What are the advantages of an extension by Akena?

When enlarging your house by adding an extra living room, the priority is to achieve a high level of thermal insulation suitable for use in all seasons. This is even more true today at a time when sustainable development, the hunt for energy losses and thermal renovation are essential. For this reason, AKENA emphasises ultra-insulating roofs and high-performance glazing.

The LOFT roof is organised around a system of insulating layers combining insulating panels, air space and glass wool. The external sound insulation, acting as an absorbent felt, will play a role in attenuating external noise and will complement the thermal and acoustic insulation complex.

Without compromising on light, the roof of the LOFT TRENDY and COSY can be fitted with an optional double or triple glazed skylight to provide natural light.

The flat roof of the LOFT A+, the latest innovation from AKENA, excels in terms of its integration qualities. Reduced wall encumbrance, new interior finishes, unrivalled level of insulation.

What are the many advantages of an extension?

Are you hesitating about building an extension? Is it really necessary, in view of your life plan? No doubt that in most cases, the answer is yes! Below is a list of some undeniable advantages of a house extension that are important to remember.

  • Extending your house allows you to personalise your living space even further. Adding an extra bedroom, a study or a kitchen can meet your family's specific needs. And let's not forget that these needs change rapidly throughout a family's life!
  • Extending your house also offers significantly improved comfort: additional living space (you can finally breathe!), more modern materials than in your main residence, superior thermal performance, etc.
  • What's more, opting for an extension rather than buying an old house or building a new one allows you to maintain your links with your current family and social environment. Your children will be able to stay at the same schools and keep their friendships, while you will be able to preserve your habits and your landmarks in the neighbourhood. This continuity of life is an essential element of well-being, often underestimated when it comes to changing homes. A word to the wise!

Obviously, from a financial point of view, extending your house is also a worthwhile investment! Despite a potentially high initial cost, it is generally more economical than buying a new property with a similar living area. What's more, adding square metres to a home increases its value. In a tight property market, where the buyer is not in such a strong position, this is not insignificant! As you will have realised, it is better to focus on increasing the value of your current home, a wise property strategy offering a significant return on investment in the event of resale.

What solutions are there for enlarging your living space?

There are several solutions available to you to enlarge your living space.

At AKENA, we offer customised house extensions to meet your specific needs. You can opt for a horizontal extension, ideal for increasing the surface area of your house on the ground floor. This allows you to create new living spaces without disrupting your environment. For those looking to maximise vertical space, a raised floor or a vertical extension can be considered. Each project is unique and carried out with high-quality materials to guarantee durability and thermal performance. With AKENA, transform your home into a harmonious and functional living space.

Do you feel the need for more space?

This is hardly surprising: it is a common aspiration for many homeowners! Whether it's to welcome a new member of the family, create a home office or simply enjoy a more spacious living room, a house extension offers an attractive solution, combining functional, economic and comfort benefits. At AKENA, our DNA lies in the design and construction of contemporary and sustainable house extensions, suitable for all residential uses. Let's take a look at the issue!

The choice of materials

Extending your house is a project that requires careful consideration, particularly with regard to the choice of materials. These must not only blend in harmoniously with your existing architecture, but also meet high thermal and acoustic performance criteria. AKENA offers a range of innovative and sustainable materials, such as aluminium and composite wood, to create a customised living space that is both attractive and functional.

What are the construction materials?

In terms of style, the best approach is generally to prioritise a dialogue with what already exists! Use simple volumes and clean designs and take inspiration from the local architectural characteristics. This method is also ideal if you want to comply with the urban planning regulations that may be in force in your neighbourhood. However, aesthetics and performance require that we forget about brick and breeze block! When it comes to the construction and enlargement of houses, we can undoubtedly state that wood and aluminium stand out for their unique characteristics.

Aluminium

Aluminium is a modern, versatile material, ideal for contemporary constructions. Its lightness, strength and ease of handling make it an excellent choice for frame structures. Aluminium is highly weather resistant and requires little maintenance, while offering a wide variety of finishes to suit all architectural styles. What a bargain! Not to mention its remarkable insulation efficiency, which can also be optimised through the use of a powder-coated finish with a total thermal break, as on our LOFT and LOFT A+ models.

Wooden finish

Composite wood is used for its warm aesthetic and natural appearance. This makes it a popular choice for home extensions. That is why it is one of the constituent materials used in the finishing of our AKENA home extensions.

How to choose the ideal material for adding space?

The choice of material for your extension is crucial to guarantee durability, aesthetics and thermal performance.

Aluminium, for example, is an excellent choice for those looking for a modern and resistant material. It offers a wide variety of finishes and requires little maintenance. Composite wood, meanwhile, brings a warm and natural touch to your extension. It is also durable and weather resistant. At AKENA, we help you choose the material that best suits your needs and your lifestyle.

Focus: the thermal performance of our flat-roofed extensions

The thermal performance of our enlargements is of paramount importance to us.

We build in accordance with the 2020 Energy Regulation and pay particular attention to the insulating qualities of our materials. Several models of AKENA house extensions have a quadruple roof system, consisting of two insulating panels, air gaps and glass wool, providing thermal resistance of 8. Our pitched roofs (approximately 3% pitch) are covered with an EPDM rubber membrane, which is ideal for guaranteeing optimal waterproofing at the gutter level. This quality of finish allows us to guarantee our customers the best living comfort!

As you will have realised, an extension to your house allows you to respond perfectly to your changing needs, without the constraints of moving house. Whether it is to accommodate a new family member, create a workspace at home or anticipate future needs, the possibilities offered by an extension are diverse!

Aluminium: the material of choice for sustainable and aesthetic constructions

Thanks to its excellent resistance to corrosion and UV, aluminium guarantees the durability of your projects. Its powder-coated treatment, a guarantee of a high-end finish, preserves its shine over time. At AKENA, we offer you certified products that are synonymous with quality and longevity.

Preparing your enlargement project properly

Are you looking to gain space and comfort? Enlargement is the ideal solution for personalising your home. But before you start, it is essential to prepare your project well. From design to completion, discover all the key stages for a successful extension.

Why choose horizontal extension to enlarge your house?

To extend your house, you have four options: horizontal extension for more floor space, raising the roof for an additional storey, vertical extension for more height space and finally, extension by paying out!

Each approach has its own unique characteristics, but only horizontal extension can boast of offering so many advantages! Here are the advantages.

Horizontal house extension: an enlargement that is good for you!

Horizontal house extension is a preferred method of increasing the living space of your home by adding one or more additional rooms on the ground floor. This form of enlargement is particularly suitable when the space on your plot allows it, thus offering the possibility of expansion without significantly sacrificing green space or the garden. It allows you to create new living spaces, such as an extra bedroom, an office, a living room or even an enlarged kitchen, while preserving the integrity and aesthetics of the original structure of your house. The architectural integration of the extension with the existing building is a priority, in order to ensure visual and functional continuity.

Advantages of a vertical extension to the house

  • Easy access during and after the work, which is particularly appreciated by people with reduced mobility or families with young children.
  • Less impact on the existing structure of the house, thus reducing the risk of complications related to the solidity and/or durability of the building.
  • Possibility of easily harmonising the extension with the existing architecture.
  • Its flexibility in terms of design is unmatched, especially when opting for light and flexible materials such as aluminium.

Disadvantages or constraints

  • Requires a sufficiently large field.

What are the steps for enlarging your house with an extension?

Enlarging your house with an extension is an exciting project that requires rigorous planning.

Here are the essential steps to guarantee its success:

  1. Define your needs: Clearly identify the purpose of your extension, whether it is to add a bedroom, an office or a kitchen.
  2. Feasibility study: Call in professionals to assess the technical and financial feasibility of your project.
  3. Custom design: Work with an architect to design an extension that harmonises with your existing home.
  4. Administrative procedures: Obtain the necessary authorisations
  5. Choice of materials: Select high-quality materials to guarantee durability and thermal performance.
  6. Site preparation: Plan the work in detail, coordinating the various stakeholders.
  7. Construction: Monitor the site carefully to ensure compliance and quality of work.
  8. Acceptance of work: Carry out a thorough inspection before validating the completion of the work.

With AKENA, each stage is accompanied by advice and personalised solutions to make your extension project a complete success.

What criteria should be taken into account when designing a customised space addition?

Several criteria are essential when designing a customised house extension.

Firstly, it is crucial to define your specific needs, whether it is adding a bedroom, an office or a kitchen. Then, a technical and financial feasibility study must be carried out by professionals. The customised design of your extension must harmonise with the existing architecture of your house, while respecting construction standards. Finally, the choice of high-quality materials is essential to guarantee durability and thermal performance. With AKENA, each project is unique and benefits from careful monitoring at every stage.

What mistakes should you avoid making?

Extending your house is one of the biggest projects you can undertake on an individual home. It is an expensive undertaking, but it can also disrupt your daily life for weeks. However, it is well worth the investment! Gaining space, comfort and increasing the value of your property... it's a no-brainer. So how can you avoid making mistakes? We have identified some common errors that we regularly make our customers aware of.

1. Not clearly determining your objectives

Starting on a house extension project on a whim could cost you dearly later on... The first step is to determine what you want to achieve with your enlargement of living space. Do you simply want to enlarge your living room for more entertainment space? To give your children a new bedroom? As with an entire house, carefully draw up your specifications. Note down all the details! The more precise your wishes, the better you will be able to anticipate the costs and logistical aspects of the project. Rest assured: our AKENA expert technicians will guide you through this stage of the project.

2. Ignoring planning regulations and declarations to be made

Before starting work, you must ensure that your project complies with local planning regulations. Many owners make the mistake of ignoring this crucial step to save time and money, but it is an unnecessary risk that can lead to delays, financial penalties or even the obligation to demolish a non-compliant construction. Consult the town planning department of your municipality to obtain your cadastral reference (plot number) and the regulations defined by the municipality for your land. In general, the rules relate to the size of the construction, the distance between buildings, the height of the new structure, etc. Sometimes, the materials are even subject to regulation!

3. Neglecting natural light

A well-designed extension should blend in harmoniously with the existing house and capture as much natural light as possible. Unfortunately, this aspect is often neglected. Too much natural light can lead to excessive heating in summer, but a dark room in winter can look gloomy and unwelcoming.

4. Choosing the wrong frame material

The choice of materials is often underestimated when designing an extension project. Sometimes it is also neglected in favour of a lower construction cost. This is a shame! Because it can affect not only the appearance of your home, but also its durability and its thermal and/or sound performance.

5. Not anticipating the loss of space on your outdoor grounds

With an extension, you gain space inside, but you lose space outside. It is important to consider the impact of the extension on your exterior: land, garden, terrace, paths, etc. Think about how you could reorganise these spaces so that they best serve your new needs. A new terrace, a rose garden or even a swimming pool can become valuable additions to your new living space.

6. Ignoring architectural coherence

With an extension, you gain space inside, but you lose space outside. It is important to consider the impact of the extension on your outdoor areas: land, garden, terrace, paths, etc. Think about how you could reorganise these spaces so that they best serve your new needs. A new terrace, a rose garden or even a swimming pool can become valuable additions to your new living space.

7. Postpone the details of the layout

An extension is not just a question of adding square metres; it is also an opportunity to rethink the layout of your home. The biggest challenge is to make the new area and the old wing of the house blend together without the difference being glaring. Or perhaps you want to emphasise this difference? The choice is yours.

Home extension development

Have you decided to extend your house? Congratulations! This new room is a real opportunity to adapt your home to your needs and desires. But what can you use it for? A playroom for the children, a peaceful office, a kitchen opening onto the garden... The possibilities are endless! Find out how to choose the ideal layout for your extension.

What use can you make of your enlarged space?

As mentioned above, deciding to add an extension to your house opens up a world of possibilities in terms of its use.

You could consider transforming this additional space into a playroom for your children, a quiet office for working from home, or even a bright living room. The choice of how to use this new space will depend on your current and future needs, your lifestyle and the configuration of the existing space. Don't forget that the design phase of your project is crucial: it guarantees, in particular, control of the total cost of the project. The surface area of your extension, in particular, will be decisive! It depends on the use you intend to make of it. Below are some recommendations for average surface areas depending on the specifics of your extension!

The price of an extension to a house

The price of a house extension is far from standardised and depends on a multitude of factors. The size of the extension, the materials chosen, the complexity of the work, the region where you live and even the nature of your land are all elements that will influence the final cost of your project.

What are the costs associated with a space enlargement project?

There is no universal answer as to the best house enlargement; it all depends on your specific needs and the constraints of your project. Costs can vary considerably, but it is possible to rely on market averages to obtain an initial estimate.

For example, for a horizontal extension, the costs are generally between €1,500 and €2,000 per square metre. It will be more expensive for other types of extension. Another good point for horizontal enlargement!

A list of factors influencing the price of your enlargement

1. The size of the extension: The size of the extension is the main factor influencing the cost. The same goes for all constructions! A more spacious extension will require a greater quantity of materials and labour.

2. The materials used: Opting for high-end materials may be more expensive initially, but it can also guarantee durability and superior aesthetics in the long term, which can prove to be a wise investment. Ask for advice from an extension design expert such as AKENA!

3. The complexity of your project: We are used to saying that no two extensions are the same. Projects that require significant structural modifications or have unique architectural features will generally be more expensive due to the specialised labour and specific materials required to complete them.

4. Your geographic location: It is important to note that builders' rates can vary considerably from one region to another. Therefore, the geographic location of the project can have a significant impact on the total construction costs.

5. Labour: Labour costs represent a significant portion of the total construction budget. Hiring a reputable company may result in higher costs, but this is a guarantee of higher quality work and more efficient project execution.

Other factors also determine the final cost of your house enlargement. This is the case for ancillary elements such as the heating system, the electrical installation and other non-structural features that are essential for the comfort and functionality of the house.

For a 20m² house extension, the costs can vary depending on the materials and the complexity of the project. What is the price of an additional living space, depending on its size?

What impact can the nature of your land have on the price of your space enlargement?

The nature of the land on which you plan to build an extension to your house plays a crucial role in determining the final cost of your project. It is not only the available surface area that matters, but also the quality of the soil, the topography of the land, and the possible presence of natural or artificial constraints.

A stable and even surface, for example, facilitates foundation work and can reduce costs, while a sloping or unstable terrain (such as clay, sandy or marshy soil) may require more extensive excavation, drainage and reinforcement work, thus increasing expenses. The same applies if your land contains mature trees or large rocks or is located in an area subject to strict environmental regulations!

In addition, access to the land also influences the cost: easily accessible land allows for simpler and more economical logistics, while difficult access can logically increase labour and material transport costs.

For all these reasons, it is essential to carry out a thorough assessment of the nature of your land with the help of professionals. This step will help identify potential challenges and plan accordingly, ensuring more accurate budget management and smoother implementation of your expansion project. At AKENA, we support you in this!

Traditional extension as opposed to a custom-made aluminium extension

The traditional extension can take the form of an additional wing, an outbuilding or even an additional storey. The implementation of the work and the complexity of this type of project obviously comes at a cost for the owners. The construction period is also longer.

Consequently, this can cause daily inconvenience, particularly in terms of noise pollution and the inability to use your property as you wish. In addition, the land may be uneven or impassable during construction.

Just like building a house, creating an extension is far from being a piece of cake. Don't neglect the work to bring it up to standard, nor the expertise of a professional to look at the aesthetic constraints and integration into the home.

All these obstacles generate additional costs. The precautions to be taken are all the more restrictive to ensure the quality of the finished product. The competitive offer of developers is also a selection criterion to ensure this.

It is therefore recommended and preferable to favour the installation of an aluminium extension. In addition to a wide choice of customisable models, this type of enlargement is suitable for both modern and traditional architecture. Whatever the available surface area, experts ensure a quick and viable installation to provide a new living room without having to suffer the disadvantages of a conventional construction project.

The layout takes into account the particularities of your home, the specific features of the land, but also the interior configuration. This means you can enjoy a multi-purpose place to relax or work.
