Are there any building constraints for a pool house with a flat roof?

The construction of a flat-roofed pool house is governed by the same planning regulations as those applicable to other outdoor constructions. It is effectively an addition to your main home.

Installed in your garden, what might be described as a flat-roofed pergola requires planning permission if its footprint exceeds 5 m² (excluding protected sites):

  • Less than 5 m²: no permission required
  • Between 5 and 20 m²: a simple works declaration is sufficient
  • More than 20 m²: planning permission is required.
